For complex sites, we recommend pre-planning approaches to the planning authorities to establish the ground rules for the application before time is devoted to a full application. This is normally the best approach for projects in green belt zones, AONB or urban conservation areas. At outline planning stage it may take time to establish the development parameters if the site is in a flood zone or has complex access. We normally recommend a detailed site survey is undertaken to establish site levels, boundaries, location of services above and below ground before design commences.
